Buy property in Georgia and get residency works if the property is worth more than USD 150,000 and is not agricultural land. You get a short-term residence permit, issued for one year and renewed a year at a time. It covers your spouse and children, and it ends when your ownership does.
The threshold changed on 1 March 2026. It was USD 100,000 before that. A lot of English-language guidance still quotes the old number, so check the date on anything else you read.

Buy property in Georgia and get residency: what qualifies
The law is short on this. Ownership of immovable property, not agricultural land, with a market value above USD 150,000 equivalent in Georgian lari (Aliens Law Art. 15(j)).
Three details decide most cases.
- The valuation is not your purchase price. Market value has to be assessed by a certified valuer from a body accredited by the Georgian Accreditation Centre. A flat bought at USD 155,000 can be valued lower.
- Agricultural land is out. No exceptions in this route.
- The title has to be yours. A permit follows ownership in the Public Registry, not a contract or a payment plan.
Who it covers
The permit extends to your spouse and children. They do not each need their own property.
How long it lasts, and what ends it
The permit runs for one year and is extended a year at a time (Art. 16(1)(f), 16(3)). While you still own the same property, you do not need a new valuation at each extension. Extensions can be filed no earlier than 90 days before expiry.
It ends when the ownership ends. The Public Registry notifies the Agency within two weeks of the transfer, so selling is not something that goes unnoticed (Art. 201(4), 21(11)).
You can swap properties without losing the permit, but the order matters: file the Public Registry extract for the new property before the original ownership ends, and the new property must be of the same or higher value (Art. 16(1)(e), 21(13)).
| Short-term, property | Investment permit | |
|---|---|---|
| Threshold | Above USD 150,000 in property | USD 300,000 invested, or property above USD 300,000 |
| Length | 1 year, renewed yearly | 5 years |
| Covers | Spouse and children | Spouse, minor children, dependants |
| Leads to permanent residence | No | Yes, after 5 years |
| 40-day filing rule | Does not apply | Does not apply |
One rule this route escapes
Most Georgian residence permits have to be filed at least 40 calendar days before your lawful stay ends. Miss it and the application fails on timing alone.
The short-term property permit is one of the few that is not subject to that rule. So is the investment permit. That is a real advantage if you are already in Georgia and running out of visa-free days. See the application process for how the deadline works on the other routes.
If you want permanent residence, this is not the route
The property permit is renewed, not accumulated. It does not carry a right of permanent residence.
The route that does is the investment permit: USD 300,000 in investment, or property valued above USD 300,000, assessed the same way. After five years, holders who kept the qualifying property for those five years, or whose business turnover reached at least USD 120,000 in the fifth year, can move to an unlimited residence permit which carries the right of permanent residence (Art. 15(k), 16(5), 16(6)). Apply before the investment permit expires; it stays valid while the application is pending.

What buying property does not give you
- It is not a right to work. Since 1 March 2026 that is a separate permission. See Georgia work permit.
- It is not tax residency. That is decided by the Revenue Service on the 183-day count or the high net worth route, and it is a different status entirely.
- It is not citizenship. Naturalisation is a separate process with language and history examinations.
- It is not guaranteed. Meeting the threshold makes you eligible to apply. The Agency still refuses applications, and the state fee is not returned.
What is not yet established. Whether a short-term property permit holder who freelances for foreign clients needs the right to work is unclear. The exemption wording suggests that work for non-residents tied to activity abroad sits outside the law, but there is no official guidance. If you plan to work while holding this permit, treat it as an open question rather than a settled one.
What we do
We check the property against the threshold before you commit, arrange the accredited valuation, file the permit, and handle the extension each year. If you are buying through an agent we will tell you plainly whether what they are selling qualifies.
Send us the property and we will check it, or see Georgia residency cost for what the work costs.
Common questions
- How much property do I need to buy?
- More than USD 150,000 equivalent in Georgian lari, valued by an accredited certified valuer. The threshold was USD 100,000 until 1 March 2026, and a lot of English-language guidance still quotes the old figure.
- Does agricultural land count?
- No. Agricultural land is excluded from this route. The property has to be other immovable property, titled in your name.
- How long does the permit last?
- One year, extendable a year at a time. You do not need a new valuation at each extension while you still own the same property.
- What happens if I sell?
- The permit ends when the ownership ends. The Public Registry tells the Agency within two weeks. You can replace the property with one of the same or higher value if you file the Public Registry extract before the original ownership ends.
- Does the permit let me work in Georgia?
- A residence permit is not a right to work. Since 1 March 2026 that is a separate permission. Whether a property-permit holder who freelances for foreign clients needs one is not settled, and there is no official guidance yet.
- Does it lead to permanent residence?
- Not directly. The route that carries a right of permanent residence is the investment permit at USD 300,000, held for five years. The short-term property permit is renewed yearly instead.
